    Dublin Hotels now the cheapest in Western Europe as Irish Hotel Prices Continue to Fall

    Irish Hotel Prices Still Falling Despite Global Rates Stabilising

    According to the Hotels.com Hotel Price Index, the price of Irish hotel rooms fell an additional 4% in the first six months of 2010. This is in addition to the massive drop of 21% experienced in 2009. While the fall of 4% in 2010 shows a vast improvement in the outlook compared to 2009, it lags behind the global recovery with global hotel prices actually increasing by 2% in the first half of 2010.

    This should not come as too much of a shock to any of us as the Irish economy as a whole is recovering slower than many of our international counterparts.
    The report on Hotel prices makes for very interesting reading. With an average room rate of €79, Ireland is now ranked as the least expensive destination in Western Europe and is beaten on price only by the Czech Republic, Poland and Hungary in Europe as a whole.

    Q - We bought our home 3 years ago with a 92% loan, fortunately a tracker ( 1.1% over ECB) and interest only for the first 5 years. My partner lost her job and now we are finding the repayments and other debts difficult to meet. We are now in negative equity and wonder should we just hand the keys back. We have one child aged 4 and we are seriously thinking of emigrating. Advice ? Jimmy - Swords

    A - I empathise with your situation. All lending is based on the ability to repay and while you owe more than your home is worth ( negative equity ) until your partner lost her job, you had that ability to repay this loan and therefore the negative equity issue did not matter so much. I believe, as NAMA does, that values will return in time - when precisely though is the question. Meanwhile, income is your number one asset so your top priority should be to obtain employment for your partner so that you can resume that ability to repay your mortgage. I would approach your lender and look for a reduction in those interest payments even for 6 months. To do this, you will need to draw up a comprehensive income and expenditure statement. Bear in mind, if expenditure does exceeds income, you have two choices - earn more or cut costs especially as your borrowing ability would at this stage be negligible. Lenders know they cannot "make a silk purse out of sow's ear" and are becoming more amenable to practical solutions. Emigrating with your child, in my view, is not the solution - we need to face our responsibilities and manage our way through them rather than run away. Keep positive.
